Approximately 20% of the $50Billion Canadian home buyers buy here in Arizona. What’s not to love? The weather is wonderful, cost of living low, traffic is mild, and we are centrally located with a large convenient International Airport.  People are friendly, mostly transplanted from the Midwest, and, more recently, from the higher costs of California and the Gulf Coast States.

Buying a home in Arizona is similar to Canada, but there are many dfferences you should be aware of.  Of note, you won’t need the services of an attorney as paperwork is handled by a licensed escrow officer. The Seller pays both sides of the Realtor fees in 95% of all transactions. And you can do the transaction remotely, with necessary documents emailed or sent by UPS or FedEx.  Finding your Agent:   Normally the Seller pays for a Realtor to represent him, and a Buyer’s Agent to represent you. But beware, Maricopa County has enjoyed one of the best U.S. real estate markets of the last 3 decades, and as a result, there are now over 80,000 agents:  As of February 2020, 33.6% of those are inactive. And an additional estimated 35% do less than 1 transactions each year!

Make sure you are selective and review qualifications, experience, and area of expertise. There is a significant difference in negotiating your new home, and your risk of liability whether it is a $300,000 or a $1Million+.  Agents are Salesmen, so do your homework!   You could be underwater by the end of the inspection period, without even knowing you are sinking.  Ask for references, and make sure those offered closely resemble your needs.
